Upstairs, two more charming bedrooms await, one with a double bed and the other with adaptable twin beds. The bathroom on this floor doesn’t mess around either - there’s a bathtub, large shower, and even a built-in electric toothbrush charger for the gadget-savvy traveller.

A large, open space to prepare and enjoy meals. The kitchen is well equipped with a large oven, fridge/ freezer, wine fridge and dishwasher. The colourful dining table comfortably seats 8 guests.
Living Room
The bold living room is super comfy with three bright sofas, a Smart TV and modern, electric fireplace.
Conservatory
Bright and warm, the conservatory has comfortable armchairs and side tables.
Bedroom 1
Bedroom 1 is pretty in pink with a king-sized bed, bedside tables and chest of drawers.
Bedroom 2
Bedroom 2 enjoys beautiful views over the green and offers two single beds (which can be made into a super king on request), bedside tables, wardrobe and chest of drawers.
Bathroom
The gorgeous bathroom is luxurious and spacious with a large walk-in shower, WC and double vanity. There is also a utility cupboard with a washer/ dryer.
Cloakroom
The handy cloakroom offers a WC and wash basin.
First Floor
Bedroom 3
This dual aspect room has a double bed, bedside tables, sofa and wardrobe.
Bedroom 4
Bedroom 4 offers two single beds (which can be made into a king on request), sofa, bedside tables and a wardrobe.
Bathroom
The family sized bathroom has a large bath, shower, WC and wash basin. There is also a handy, built-in electric toothbrush charger. -
Garden
The delightful garden wraps around the home and has space for everyone, whether for relaxing or playing the odd game or two. The rear patio offers a dining table and chairs plus two fire baskets - the perfect setting for outdoor meals and marshmallows. Fancy a BBQ without the hassle? You are in luck as you will also find an outdoor Ninja woodfire electric BBQ, grill, airfryer and smoker all in one! There is an outdoor sink with both hot and cold water, making it convenient for outdoor gatherings. Alternatively, enjoy your morning coffee with views over the green from the front patio. -

Message from the Owner
Elm Tops has been in the same family for over 50 years but in the past 13 months it has under gone a much needed complete renovation. The transformation has opened up the house to modern day living. Letting in light and airy spaces for all to enjoy. It is wheelchair friendly with a downstairs wet room and access all areas on the ground floor.
Upstairs a much needed bathroom with a good sized shower and bath, wc, basin and built in the wall electric toothbrush charging point has been created as there was no bathroom before. Built in wardrobes and drawers mean there is ample space in the two bedrooms.
There are beautiful views from the property and access for all outside.
The Location
Saxtead Green is a charming little village nestled in the Suffolk countryside, close to Framlingham. It’s the kind of place that feels quintessentially English, with its peaceful, rural vibe and a village green that looks like it's straight out of a postcard. The main landmark is Saxtead Green Windmill, an old post mill that still stands proudly as a reminder of the area’s agricultural history. It’s a lovely spot to visit if you enjoy a bit of history or just want to admire the old-world craftsmanship.

country lanes perfect for a relaxed walk or bike ride. Framlingham is just a stone’s throw away, and it’s known for its impressive medieval castle, which is a must-see if you're in the area. For those seeking coastal adventures, the stunning Aldeburgh coastline, celebrated for its expansive beaches, scenic countryside trails, and delectable fish and chips, is only a half-hour drive from the village.
