Greenacres is our wonderfully welcoming retreat tucked away in the peaceful Suffolk village of Kelsale. This homely hideaway strikes the perfect balance of countryside calm and easy access to the coast. The open-plan living space feels bright and relaxed, making it a comfortable place to unwind after a day out exploring, while the private terrace... is perfect for enjoying slow mornings or quiet evenings outdoors. With two cosy bedrooms, it’s an ideal choice for couples, friends or small families looking for a comfy base in this beautiful part of the county.
Perfectly placed for exploring, Greenacres is just minutes from the market town of Saxmundham, where you’ll find independent shops, cafés and a handy train station, and close to Snape with its famous Maltings, walks along the River Alde and excellent food spots. From here, it’s easy to head to the coast for bracing beach walks, fresh seafood and classic seaside charm, before returning to the peace and quiet of Kelsale, best of both worlds, really.

Two welcoming bedrooms promise a good night’s sleep, while French doors from the sitting room lead out to a private terrace. With a well-equipped kitchen, reliable Wi-Fi and all the everyday comforts you’d expect, Greenacres keeps things simple, cosy and effortlessly enjoyable.

The lovely bathroom has a shower, WC and wash basin. -

If you head through the property and out the French doors you will find a lovely courtyard garden with outdoor seating to enjoy. -

There is off road parking for up to 3 cars at Greenacres. -

No smoking is permitted at the property.
Up to 3 well behaved dogs are allowed at the property, however no dogs should be left alone in the home.
Please note this property has a non-refundable Damage Waiver fee included at the time of booking, with cover up to £200. -

Greenacres is our much-loved dream home, created after we retired from our professional lives in London and made the life-changing move to Suffolk in 2014 in search of space, beauty and a gentler pace of life. We fell head over heels for this part of the world — the endlessly changing skies, the soft rolling countryside, the big open beaches of the Heritage Coast and the timeless charm of the surrounding villages — and Greenacres grew out of that love. Every corner has been shaped to feel like a true home rather than just a place to stay, somewhere you can completely relax, settle in and feel instantly at ease, with everything you could possibly need for a wonderfully comfortable and effortless break. We feel incredibly lucky to live here and are delighted to be able to share this special corner of Suffolk with our guests, whether you come to explore the wild beauty of the coastline, wander through historic villages and market towns, or simply unwind and enjoy the peace, scenery and slower rhythms that make this part of the world so magical.
The Location
The property is tucked away in the quiet village of Kelsale, just a short drive down the road from the market town of Saxmundham - a small, down-to-earth market town with a quietly charming vibe. Its high street mixes independent shops, bakeries, and cafés where you can settle in with a good coffee or grab something freshly made for the day’s adventures. Traditional pubs offer hearty meals and local ales, while a handful of relaxed restaurants and bistros serve everything from classic British plates to easy-going Mediterranean-inspired dishes.
Beyond the high street, Saxmundham makes a brilliant base for exploring... this corner of coastal Suffolk. A short drive brings you to the artistic hub of Snape Maltings, where galleries, independent shops, and world-class performances fill the converted Victorian buildings beside the river. Nature lovers can head to RSPB Minsmere for big skies, wild marshes, and some of the best birdwatching in the country. The Suffolk Coast & Heaths Area of Outstanding Natural Beauty stretches out all around you, with walking and cycling routes that weave through woodland, heath, and shoreline.
And of course, Aldeburgh is just down the road, all shingle beach, fish-and-chips, galleries, and an unmistakably coastal elegance. Further along, the charms of Thorpeness, Dunwich, and Southwold open up even more possibilities for breezy seaside days.
