Just a short walk from your door lies the historic Butt & Oyster, a renowned riverside inn that has welcomed sailors and travellers for decades. It’s the perfect place for a hearty meal or a quiet pint while you soak in the atmosphere that inspired author Arthur Ransome.

Heading inside, you will discover a wonderfully homely vibe. The comfortable living room is centred around a welcoming wood burning stove. Settle onto the sofa with a good book, gather for a board game, or simply enjoy the view of the ever-changing river scene outside. For those who like to keep up-to-date, there is a Smart TV and Wi-Fi.
The bright and practical kitchen is well-equipped with all you need to prepare meals, from a simple breakfast before a walk to a celebratory dinner along with a handy dishwasher to keep it all tidy!
Upstairs, two peaceful bedrooms... provide a restful night’s sleep. You’ll find a relaxing double room and a lovely twin room, both simply decorated to create a calm and uncluttered space.

The country-style kitchen has an oven & hob, toaster, kettle, fridge/freezer, dishwasher, cafetiere and microwave. There is a handy breakfast table with bench seating.
Dining Room
The dining room has a dining table and some useful hooks for coats and bags.
Living Room
The cosy living room has two sofas, coffee table, armchair, wood burning stove, Smart TV, chest of drawers and a variety of books and games.
First Floor
Master Bedroom
The sunny master has a king-sized bed, bedside tables, chest of drawers, wardrobe and seating area.
Twin Room
This delightful room has two twin beds, a small chest of drawers and wardrobes.
Bathroom
The bathroom has a roll top bath, WC and wash basin. -
Garden
The cottage overlooks a glorious, long and well-established garden with a windy path surrounded by variety of fruit trees, boarders and herbs. There is a lawn area for picnics and a paved space with bench seating for outdoor dining. While the property welcomes dogs, please be aware that the garden is not secure. -
Parking
There is parking for one car in the Pin Mill Parking area which is a short walk from the property. Please note there is no parking at the property itself however a wheelbarrow is provided to help transport luggage. -

There is a minimum of 7 nights stay at River View, however shorter breaks can be requested, please contact us if you require less than 7 nights.
No smoking is permitted at the property.
No candles are permitted at the property.
While dogs are welcome at the property, please clean up all dog mess and note that the garden is not escape proof. Please note a maximum of 2 dogs are allowed at the property.
Please be aware that there is a short walk from the car park to the property, you cannot drive the car to the property and thus must be able to carry luggage or push it in the wheelbarrow provided.
Please note this property has a non-refundable Damage Waiver fee included at the time of booking, with cover up to £200. -

Welcome to River View, a former fisherman’s cottage and still a safe harbour in the small community of Pin Mill. We love staying here and hope that you too will enjoy the peace, the views over the meadow (and just a glimpse of the river), a visit to the Butt and Oyster and a wander in the woods. The Location
Pin Mill, a historic hamlet, beautifully captures the soul of riverside Suffolk. Famous for its traditional sailing barges, artistic heritage, and breathtaking views of the River Orwell, it’s an idyllic spot to unwind and explore.
At the heart of the hamlet is the legendary Butt & Oyster, an iconic pub leaning right over the water’s edge. It’s the perfect place to enjoy a delicious meal while watching the tide ebb and flow. For a taste of the region's finest, the nationally celebrated Suffolk Food Hall is just a short drive away, offering everything from a farm-fresh brunch in its... café to an incredible selection of local produce to take back to your cottage.
Outdoor adventures begin right on your doorstep. As part of the Suffolk Coast & Heaths Area of Outstanding Natural Beauty, Pin Mill is a paradise for walkers and birdwatchers, with scenic paths tracing the riverbank. If you’re feeling more adventurous, head to nearby Alton Water for a splash of fun. Whether it’s kayaking, paddleboarding, or windsurfing, there’s plenty to keep water enthusiasts entertained.
Just down the road, the famous Jimmy’s Farm & Wildlife Park offers a fantastic day out for all ages. Meet the animals, explore the nature trails, or tuck into a farm-fresh lunch.
