In the heart of Orford you will discover The Dunns, a beautifully reimagined two-bedroom holiday retreat that balances clean, modern design with a warm, coastal character. Its larch-clad exterior leads into a calm, light-filled interior, where muted tones, natural materials, and thoughtful details create a space that feels both stylish and welcoming.
The space... is caringly designed for comfort and relaxation, with stylish open-plan living, a well-equipped kitchen, and cosy spaces that open onto a sunny garden. Both bedrooms are beautifully appointed, one with sweeping views from a private balcony, and the other with flexible sleeping arrangements and its own en-suite. Thoughtful features like a wood burner, rainfall shower, and freestanding bath add a touch of luxury to your stay.
The Dunns is just a short stroll to local pubs, the Butley Orford Oysterage Restaurant, Pump Street Bakery, river walks, Orford Quay and the village shop. Your four-legged friends are warmly welcomed, and there's even a little honesty shop on-site featuring products from local and independent makers.
Travelling with friends or family? The Dunns can be booked alongside The Curious Oyster next door, giving you the flexibility to stay close while keeping your own cosy space.

The Dunns has been lovingly and thoughtfully designed with your comfort in mind. The heart of the home is the bright, open-plan kitchen and dining area where everyone naturally gathers. The kitchen has everything you need including lovely bench-style dining table by the French doors. The snug is a wonderfully inviting room with comfortable sofas and armchairs around a cosy wood burner, plus a Smart TV with Sky channels for relaxed evenings in.
Downstairs, the first bedroom offers a super king-sized bed that can be split into twins if needed, with its own beautiful en-suite featuring a generous shower.... There's also a handy guest cloakroom under the stairs.
Upstairs, the second bedroom is a bright and airy space with a Juliet balcony and gorgeous views across the landscape. The king-sized bed and comfortable armchairs make it the perfect spot to enjoy those river views with your morning coffee. The bathroom up here is something special, sink into the elegant freestanding bath or refresh in the shower, a lovely space for a bit of pampering.

Kitchen / Diner
The open plan kitchen/diner is a great space to gather. The kitchen has everything you need including a fridge/freezer, oven & induction hob, dishwasher, cafetiere, washing machine and microwave. There is a bench-style dining table set in front of the French doors that lead to the private garden.
Snug
This sunny room has comfy sofas and armchairs, a toasty wood burner, and a Smart TV with Sky TV.
Bedroom 1 and Ensuite
Conveniently located downstairs, this bedroom gas a super king-sized bed (can be set up as two twins if needed), bedside tables and sideboard unit for clothes. The stunning ensuite has a large shower, WC, wash basin and heated towel rail.

Located under the stairs, with a WC and washbasin.
First Floor
Bedroom 2
A sunny a light room with a Juliet balcony and large window with gorgeous views. The bedroom has a king-sized bed, plenty of storage and two armchairs looking out towards the river.
Bathroom
A luxurious spot with a freestanding bath, shower, WC, heated towel rail and wash basin with vanity. -
Garden
You'll love having two wonderful outdoor spaces to enjoy! At the front, there's a sheltered patio garden all set up with comfortable furniture. Then there's the lovely courtyard out back, tucked away behind the kitchen's double doors. It's a lovely spot to soak up those golden afternoon and evening rays, pour a glass of wine and fire up the BBQ. -
Parking
There is off road parking at The Dunns. You can temporarily park your car directly outside the property for easy unpacking. When you are done, please move your car to the parking bay as the driveway is also used by the property behind, The Curious Oyster. -

One, well behaved dog is permitted at The Dunns.
Please note this property has a non-refundable Damage Waiver fee included at the time of booking, with cover up to £200. -

The Dunns is part of our family.
Left to me by my Nana in 2012, it’s a home full of wonderful childhood memories…
Days spent baking, learning to knit, and playing board games…
Walks along the river in squelching mud, waiting for Dad to return with the catch, and helping out at the family seafood restaurant…
And of lots of happy Christmases, birthdays and family gatherings…
When I first took on the house I quickly realised I wanted it to continue to be a place for others to create their own memories of time spent in and around Orford and Suffolk.
I knew from my travels elsewhere, the importance of the little things that make a stay so memorable. And how I wanted to bring together all these little extra touches that I’d experienced elsewhere.
It was so important to create a space that that not only looks but also feels welcoming.
It’s the little details that bring the most joy.
Fresh flowers to add a homely touch. A welcome pack of locally sourced produce. Hot water bottles when it's chilly, and of course treats and blankets for our doggy guests.
I’m very proud of the home that we’ve created for our guests to escape to time and time again.
The Location
Orford, tucked away on the Suffolk coast, is an absolute hidden gem that’s perfect for a laid-back getaway. The village has frequently been named one of the most beautiful villages in the UK and will make you feel like you have stepped back in time, with winding streets, wisteria soak cottages, historic buildings, and a scenic riverside that’s perfect for a leisurely stroll.
The heart of Orford is its impressive castle, a towering Norman keep that's been around since the 12th century. It’s a fun place to explore, and the views from the top are simply stunning. Down by... the quay, you’ll find fishing boats coming and going or if lucky enough to have a boat of your own, pack a picnic and head out onto the spit.
Nature lovers will adore Orford Ness, a wild and beautiful shingle spit just across the water. It’s a fantastic place for a walk, packed with wildlife and fascinating remnants of its secretive past – just remember to book your ferry ticket in advance!
In the village, you can pop into cute tea rooms, friendly pubs, a smokehouse and the renowned Pump Street Bakery. The locals are warm and welcoming, and there’s always something going on, from community events to lively festivals.
