The Farmhouse itself is nuzzled within Branches Park, an impressive 1,500-acre private estate set amidst the rolling Suffolk countryside. But Branches Park offers far more than just breathtaking scenery; it’s a place for unique experiences designed to enrich your stay. Why not indulge with a private chef crafting exquisite meals in your farmhouse kitchen? Welcome to your home away from home. First up is the kitchen, it's the kind of dreamy farm-style space you see in magazines! It's got everything you need to whip up a feast: a warming Aga, a regular oven and hob, fridge-freezer, dishwasher, microwave, toaster, kettle, and – the all-important – coffee machine for those morning brews. Right next to it, the dining area is perfect for getting everyone together. There's a big table that will fit you all, a comfy sofa for chilling, a Smart TV, and a toasty wood burner. Imagine those long, chatty dinner parties that go late into the night...

Need to kick back and relax? The living room is absolutely gorgeous. It's packed with comfy sofas and armchairs, super bright and sunny thanks to big windows, and has a door that opens straight out to the garden, lovely for letting the outside in. And if you're planning a more special meal, there's also an elegant dining room with a large table that seats 12 lucky guests – ideal for those bigger celebrations.
Practical bits downstairs include a handy cloakroom with a WC and sink, and a really useful utility room – great for stashing coats, boots, and all your holiday bits and bobs.
When it's time to call it a night, there are six lovely bedrooms ready to welcome you, offering plenty of space and options for everyone in your group. One bedroom is conveniently located downstairs with its own ensuite shower room and, even better, its own door straight out to the garden.
Head upstairs to find five more bedrooms. You've got a great mix here – some lovely doubles and some handy twin rooms, all beautifully kitted out with luxurious linens and little luxuries. Two of these have their own ensuite bathrooms. One of the doubles upstairs connects to an adjacent twin room – perfect if you're travelling with kids. The other bedrooms upstairs share access to a good-sized family bathroom.

The dining area offers a large dining table that comfortable seats all guests, a cosy sofa, Smart TV and a toasty wood burner to ensure cosy dinner parties that go long into the night.
Living Room
An absolutely gorgeous space with several comfy sofas and armchairs. The room is bright and sunny thanks to large windows and a door that leads directly to the garden.
Dining Room
An elegant and refined space for more formal meals with a large dining table that seats 12 lucky guests.
Cloakroom
A handy downstairs cloakroom with a WC and wash basin.
Bedroom 1 and Ensuite
Conveniently located downstairs, Bedroom 1 offers a king-sized bed and bedside tables. The ensuite boasts a shower, wash basin and WC, and it also has a door leading directly outside.

A great spot to store all your gear.
First Floor
Bedroom 2
With beautiful countryside views, Bedroom 2 offers a sumptuous king-sized bed, bedside tables, wardrobe storage and two armchairs. A door interconnects bedrooms 2 and 3.
Bedroom 3 and Ensuite
Bedroom 3 offers two single beds, bedside tables and wardrobe storage. The ensuite has a shower, wash basin and WC.
Bedroom 4 and Ensuite
Bedroom 4 has a cosy king-sized bed, bedside tables and wardrobe storage. The ensuite has a bath with shower over, wash basin and WC.
Bedroom 5
Another large bedroom offering a king-sized bed, bedside tables, wardrobe storage and an armchair. This bedroom has direct access to the shared bathroom.
Bedroom 6
Located down a couple of steps, Bedroom 6 has two single beds, wardrobe storage and bedside tables.

This bathroom is shared between bedrooms 2, 5 and 6 and offers a shower, wash basin and WC. -

Where do we start? The outdoor space at The Farmhouse is nothing short of captivating. Set in 1,500 acres of Capability Brown-designed parklands, this idyllic retreat boasts perfect ponds, reflective lakes, and ancient oak woodlands, all free for you to explore at your leisure.
The Farmhouse itself has a gorgeous private garden and patio area with outdoor seating, BBQ and fire pit. -

Message from the Owner
We know what it means to find a little slice of this earth that you really treasure. Somewhere that makes its way into your heart and stays put forever. We know because Branches Park is still family owned and run, having been lovingly passed to us, Peter and Gemma, a husband and wife team. While we are the backbone of the Park, we have a wonderful and trusted team of housekeepers, willow weavers, gamekeepers and gardeners keeping everything in motion.
Fortunate to have called this patch of Suffolk countryside ours for so long, the mission now is to make it yours.
We’re doing that by breathing new life into the grounds and its buildings, working alongside a team of specialists with a shared goal to restore the parkland back to its former glory. With naturally regenerated and rewilded gardens, secluded woodlands and sympathetically restored farmhouses, our focus is set on the future too - improving the estate for generations to come via a focus on sustainability that has informed our use of building materials, seasonal menus and community of local craftspeople, artists and makers.
And when we say we want the space to be yours, we mean exclusively so. Stay and the grounds are for your enjoyment alone; the mighty oaks and winding pathways are a playground in which to come and be a big child; to hide in tree houses, run wild through the gardens and get yourself gloriously mucky as you go. But worry not - we’ve all of life’s little luxuries on hand too.
The Location
The small village of Cowlinge is the epitome of rural tranquillity. It's the kind of place where time seems to slow down, and the only sounds you hear are the rustle of leaves and the distant lowing of cows. However, Cowlinge is more than just a peaceful hamlet; it serves as the jam in a Newmarket and Bury St. Edmunds sandwich – the perfect spot to explore what both towns have to offer!
