Welcome to your front-row seat to the perfect seaside escape! The Lookout is our easy-breezy retreat perched right on the Deben estuary – a true home away from home with dollops of coastal charisma. With space for up to eight lucky guests across four elegant double bedrooms, it’s tailor-made for families or your favourite group… of friends.
The best part? The location. You’re right on the water with beautiful estuary views – perfect for lazy mornings with a coffee or winding down after a day out. And if you fancy a wander, there’s a cafe and restaurant just down the road and the beach and golf course practically on your doorstep.
Stylish but never snobby, comfy without trying too hard – The Lookout is your perfect launchpad for soaking up the best of the Suffolk coast. Kick back, unwind, and make yourself at home.
Features
The views might be breathtaking, but so are the digs! The star of the show is the open plan second floor with phenomenal panoramic views over the Deben estuary that are so good, you might forget there's even a TV. The sitting area is a toasty haven of comfy sofas surrounding a cosy wood-burner. But, if the estuary views become too demanding (we get it!), there's a snug with a Smart TV waiting to do its best distraction work.
The adjoining kitchen and dining area is a chef’s (and a wine lover's!) dream with modern appliances including, and importantly, a wine… cooler for the perfect chilled glass after a long day. The family-style dining table is perfect for casual meals or even special occasions.
Heading down to the first floor reveals two stunning bedrooms both boasting double beds perfectly positioned to enjoy captivating views and are complete with their own sleek and modern en-suite bathrooms. Both bedrooms have access to the balcony where you can soak in those amazing views while bedroom 1’s ensuite offers privacy glass that can be made clear or opaque so you can, quite literally, soak in the views!
Finally, on the ground floor there are two more stunning double bedrooms (one with an ensuite) with garden views, plus sneaky peaks at the coastal path. If you head through the hidden door, you might find the handy utility room with washing machine, just in case you need a mid-stay freshen up.
And to top it all off, every room in this property features the ultimate in modern convenience, electric blinds! You will only have to lift a finger from the comfort of your sofa or bed to enjoy those seascapes.

Kitchen/Dining/Sitting Area
An inviting and airy space, boasting floor-to-ceiling windows. Comfortable sofas and armchairs are arranged around a modern wood-burning stove while several armchairs are dotted around to make the most of the views. There is also a snug TV area with a large sofa and SMART TV.
The kitchen is well-equipped with a fridge, freezer, wine cooler, De’Longhi Authentic coffee machine (beans), dishwasher, oven, microwave and induction hob.
The dining table accommodates 8 guests in a bench style seating and has glorious views over the estuary.
First Floor
Bedroom 1
Bedroom 1 offers a double bed, bedside tables, TV, wardrobe and two armchairs with views over the sea. The bedroom has access to the balcony with a dining set for two.
Bedroom 1 Ensuite
A stunning bathroom with a free standing bath, shower, wash basin, heated towel rail and WC. The glass window can be made clear or frosted offering both expansive views or complete privacy.
Bedroom 2
With more beautiful sea views on offer, bedroom 2 boasts a double bed, bedside tables, wardrobe and two armchairs.
Bedroom 2 Ensuite
The ensuite offers a walk in shower, WC, heated towel rail and wash basin.

Bedroom 3 offers a double bed, bedside table, wardrobe and two armchairs overlooking the green and coastal path.

The first floor balcony offers outdoor space with extraordinary views over the Deben estuary. If you fancy some grilling, the property has a BBQ that can be used on the green in front of the house. -

Due to open stairs and glass-fronted balconies, the property is best suited to babies and children over 5.

Perched at the point where the River Deben meets the sea, Felixstowe Ferry is one of those places that quietly wins you over. Big skies, salty air, and a rhythm that runs entirely on tides rather than timetables. It’s Suffolk at its most easy-going, and your base for doing as much (or as little) as you like.
Mornings here start with a walk along the shingle beach, watching boats drift past and the occasional seal popping up to say hello. Wander down to the iconic Felixstowe Ferry Golf Club for coastal views with a side of fresh air,… or simply follow the river path and see where it takes you.
If you’re feeling a bit more energetic, this stretch of coast is made for getting on the water. The calm stretches of the Deben are ideal for paddleboarding and kayaking, while the open sea brings opportunities for sailing, windsurfing, and even a bit of kitesurfing when the breeze picks up. Local operators and nearby clubs make it easy to get involved, whether you’re a complete beginner or just fancy brushing up your skills. For something a little more relaxed, crabbing off the quay is practically a rite of passage.
When it’s time to refuel, the legendary The Ferry Boat Inn is just the spot, think local seafood, a pint in hand, and front-row seats to the comings and goings on the water. It’s the kind of place where “just one drink” rarely stays that way.
Hop across the river (yes, really) via the foot ferry to Bawdsey and explore the wild, open coastline, or visit the historic Bawdsey Manor, famous for its role in developing radar during World War II. A little further along, the striking Martello Tower P stands as a reminder of Suffolk’s layered past.
If you fancy a change of pace, the seaside town of Felixstowe is just a short drive away, with its pier, traditional amusements, Beach Street (our personal fave), and long promenade perfect for a breezy stroll (ice cream optional, but encouraged).
