From the outside, The Water House looks exactly how a Suffolk thatched cottage should, slightly wonky in the best possible way, with a roof that seems to have settled comfortably into the landscape over the centuries. Step inside and the character continues. Ancient beams criss-cross the ceilings, walls curve where they please, and the rooms unfold in a series of cosy corners and sociable spaces that make the whole house feel instantly welcoming.

well past pudding, and when the wood burner gets going the house quickly becomes the cosiest spot for miles around.
Upstairs, the bedrooms are calm, comfortable and full of charm, the sort of rooms that make it very easy to drift into a deep night’s sleep after a day exploring the Suffolk countryside. With space to sleep up to eight guests across four inviting bedrooms, the house is perfectly set up for families or groups of friends.

The kitchen/diner has an aga, summer cooker, dishwasher, toaster, kettle and Nespresso coffee machine.

The pantry has storage space and the fridge/ freezer.

The living room has a large sofa and several armchairs, wood-burning stove and large Smart TV.

The sitting room has a large sofa and several armchairs, wood-burning stove and large Smart TV.
Conservatory
The sunny conservatory houses the dining table.
Bathroom
A handy downstairs bathroom with a shower, WC and wash basin.
Utility Room
This useful space has a wash basin, washing machine and space for coats and bags.
First Floor
Bedroom 1 and Ensuite
Bedroom 1 has a double bed, bedside tables, sofa, chest of drawers and a wardrobe space. The ensuite bathroom has a WC, shower, roll top bath and wash basin.
Bedroom 2
Bedroom 2 has a king-sized bed, bedside tables and an armchair.
Bedroom 3
Bedroom 3 has a double bed and bedside tables.
Bathroom
The family bathroom has a large bath, WC and wash basin.
Second Floor
Bedroom 4 and Ensuite
Bedroom 4 has two single, zip and link beds, bedside tables and an ensuite with WC and wash basin. -
Garden
The garden at The Water House is wonderfully simple and spacious, with open lawns, a bubbling hot tub and plenty of room to spread out. It’s the sort of place where children can run free, adults can claim a sunny chair, and lunch has a habit of turning into an afternoon outdoors.
There’s space for garden games, relaxed barbecues and the occasional glass of something cold as the light fades. With countryside all around and very little to disturb the peace, it’s an easy place to spend far longer than you meant to. -

The Location
Small, peaceful and wonderfully tucked away, Thornham Magna sits in a particularly lovely corner of north Suffolk where quiet lanes, rolling farmland and ancient woodland set the scene for slower days. Life here centres around the countryside, and the surrounding landscape is perfect for stretching your legs, hopping on a bike, or simply exploring the villages and market towns scattered across this gentle part of East Anglia.
Just moments from the village you’ll find Thornham Walks, one of Suffolk’s best-kept countryside secrets. Set within a 2,000-acre estate, the parkland and woodland are criss-crossed by around 12 miles of waymarked…
trails, winding through ancient trees, open meadows and peaceful lakes. Along the way you’ll discover follies, wildlife hides, a charming walled garden and a café.
A short drive away sits the historic market town of Eye, famous for its dramatic castle mound rising above the town. It’s a lovely place to potter for an hour or two, with independent shops, cosy pubs and pretty streets that feel reassuringly unchanged by time. Nearby Diss offers a larger town atmosphere with a bustling high street and one of the deepest natural inland lakes in England at its centre.
For days out further afield, this part of Suffolk is perfectly placed. The Mid-Suffolk Light Railway offers a nostalgic glimpse into the county’s railway heritage, while Bressingham Steam Museum and Gardens is a brilliant mix of steam engines, beautiful gardens and vintage fairground rides. Families often enjoy a visit to Banham Zoo, one of the region’s largest wildlife parks, home to hundreds of animal species.
And of course, the Suffolk coast isn’t far away. Within an hour you can reach the creative charm of Aldeburgh, the historic quays of Orford, or the wild shingle landscapes of Orford Ness.
