Plum Tree Cottage is our proper Suffolk hideaway with creaky floorboards, low beams and the sort of charm you can’t flat-pack. Inside, it’s all warm textures, cosy corners and thoughtful touches. The cottage is located in Sudbourne, a wonderfully sleepy village in all the right ways. Think winding lanes, big skies, excellent pubs and that unmistakable Suffolk pace where nobody seems in much of a rush. You’re perfectly placed for coast-and-country days out, whether that’s mooching around nearby villages, long walks with muddy boots, or heading for the seaside armed with Suffolk’s famous fish and chips.

Full of character without trying too hard, the interiors strike that sweet spot between cosy Suffolk cottage and grown-up retreat. Exposed beams, soft natural tones and carefully chosen furnishings give the whole place a relaxed, welcoming feel. There’s plenty of space to gather together, whether that’s long breakfasts around the table, board games that get slightly too competitive, or collapsing onto the sofas after a day exploring the coast.

The front door opens into the sitting room which offers a sofa, armchair and Smart TV.

The lovely kitchen, has and electric oven & hob, toaster, kettle, Nespresso machine and washing machine.
Sun Room
A great spot for meals, the sun room has a dining table and SMEG fridge.
Bathroom
The elegant bathroom has a shower, WC and wash basin with storage.
First Floor
Bedroom 1
Bedroom 1 has a king-size bed, bedside tables and a hanging rail with storage underneath.
Bedroom 2
Pretty in pink, Bedroom 2 has a double bed, bedside tables and a hanging rail with storage underneath
Bathroom
Just off Bedroom 2, the bathroom has a WC and wash basin. -
Garden
Outside, the garden is one of those spaces that quickly becomes the centre of the holiday. Mornings start with coffee in the sunshine, afternoons drift into long lunches outdoors, and before you know it someone’s suggesting opening another bottle as the BBQ gets going. There’s plenty of room for children to run about, adults to properly switch off, and everyone to make the most of the fresh Suffolk air.
Please note: the garden is fully ‘enclosed’, meaning that the entire perimeter is fenced but at the front boundary next the parking spaces the picket fence is 0.9m heigh. Some bigger dogs may jump this if inclined. -

There is off-road parking for one car at Plum Tree Cottage. -

A maximum of 2 dogs are allowed at the property.
Please note that both bedrooms are located on the first floor and accessed by a flight of steep stairs. The property is therefore not suited to guests with accessibility restrictions.

Plum Tree Cottage has been a true labour of love to renovate, and from the moment you step inside, it has a wonderfully warm and characterful feel. We’have taken great care to preserve the charm of the original cottage, from the beautiful exposed timber beams to the timeworn wooden floorboards that tell their own story. Every detail has been thoughtfully considered to create a space that feels both cosy and special, blending old-world character with comfort.
One of the things we love most about the cottage is its setting. With peaceful countryside walks right on the doorstep, it’s the perfect place to slow down and enjoy nature. The coast at Orford is just a short distance away, offering stunning views, fresh sea air, and memorable days out. Whether you are here to explore or simply unwind, we hope you feel at home here.
The Location
You’re perfectly placed for exploring some of Suffolk’s most quietly brilliant corners. Just down the road, the riverside village of Orford is all good pubs, salty air and proper Suffolk charm. Pick up fresh bread from the Pump Street Bakery, wander down to the quay or climb Orford Castle for sweeping views across the marshes. A little further along the coast, Aldeburgh delivers colourful seafront cottages, independent shops and fish and chips that come with a queue for good reason.
Food-wise, you’re spoilt around here. The Butley Orford Oysterage is a local institution for seafood lovers,…
while The Lighthouse in Aldeburgh does small plates and relaxed dinners exceptionally well. For coffee and something sweet, Two Magpies Bakery never disappoints. If you fancy a long lunch with a view, head to the Suffolk Food Hall overlooking the Orwell Bridge and prepare to stay longer than planned.
If you’re feeling outdoorsy, Sudbourne Marshes and the surrounding footpaths are made for long walks and birdwatching. Rendlesham Forest is nearby too, perfect for cycling, woodland walks and pretending you might spot something mysterious among the trees. The beaches at Shingle Street and Orford Ness feel wonderfully wild, all pebbles, sea air and big skies.
For slower afternoons, Snape Maltings is always worth a visit. Browse independent shops, linger over coffee by the river or catch a concert if timings line up. And if you’re in the mood for a good rummage, the antiques spots scattered between Woodbridge, Framlingham and Yoxford could easily steal half a day.
