Set along a peaceful country lane in the village of Tattingstone, The Coach House is a charming one-bedroom cottage designed for relaxed countryside escapes for two. Once part of the nearby rectory, this thoughtfully converted cottage proves that good things often come in smaller packages.
Location-wise, it’s hard to beat. Within moments of stepping... out of the front door, you can be taking in the views at Alton Water. A dog walkers paradise, with eight miles of walking and cycling trails circling the reservoir, while the surrounding countryside is dotted with classic Suffolk villages, country pubs and scenic lanes. If you fancy venturing a little further, the Suffolk coast, with its beaches, seafood and salty air, is within easy reach.

The Coach House is a detached cottage arranged over one level, offering a beautifully comfortable and thoughtfully laid-out retreat for couples.
At the heart of the property is the open-plan living space, where the kitchen, dining and sitting areas flow effortlessly together. The kitchen is perfectly equipped for every kind of cook, whether that means preparing a leisurely breakfast before heading out for the day or a relaxed supper in the evening. The adjoining dining area is ideal for lingering over long meals, while the sitting area provides a cosy spot to unwind with a book or... plan the next day’s adventures. On warmer days, open the side door from the kitchen and let the sunlight spill in from the courtyard garden, filling the space with warmth and creating a seamless connection between indoors and out.
The generous double-aspect bedroom is bright and inviting, offering a calm and restful space to recharge after a day spent exploring the countryside. A well-appointed bathroom with bath and shower over provides everything needed for a refreshing start - or soothing end - to the day.

A beautifully designed open-plan living space with comfortable seating, a dining table, and a relaxing area to unwind after a day of exploring. For quieter moments, a small writing desk is also provided. For entertainment, there is a Smart TV with Netflix, a Roberts radio, and a BOSE Bluetooth speaker. The well-equipped kitchen includes an oven, hob, fridge, dishwasher, microwave, and Bosch coffee machine, with a starter supply of coffee pods provided, along with all the essentials needed for cooking.Bedroom
This generous double-aspect bedroom features a king-size bed, a generous sized wardrobe, bedside tables, and a chest of drawers - creating a bright and restful space.Bathroom
The bathroom is fitted with a bath and shower over, with a basin plus WC. -
Garden
The Coach House enjoys its own private fully enclosed garden, a simple but lovely space to make the most of Suffolk’s slower pace of life. This small secure courtyard garden provides the perfect setting for morning coffee, a relaxed lunch in the sunshine, or an evening glass of wine after a day out exploring. -

There is off-road parking for two cars at The Coach House. -

We’re so pleased you’ve found us.
The Coach House was originally the coach house to the Georgian Rectory here in Tattingstone, and today it sits quietly in its own space across the courtyard from our home, which forms part of the original stables. It’s a place with a long history, but above all, it’s somewhere we hope you can properly relax. We’ve lived here for over 30 years and still feel incredibly lucky to call it home. Tattingstone is a peaceful village, yet you’re just a short drive from the coast, good restaurants, and everything you might need for an easy stay.
One of the things we love most is being right next to Alton Water, just across the lane. It’s perfect for walking, especially if you’re bringing a dog, with miles of beautiful paths and big Suffolk skies. As dog lovers ourselves, it’s always a pleasure to welcome four-legged guests, and we know how important it is that they feel at home too.
We’ve always enjoyed welcoming guests, and we want your stay to feel comfortable, calm and easy from the moment you arrive. We often leave a homemade afternoon tea for you, inspired by those simple, happy memories of arriving somewhere special and being properly welcomed. It’s our way of helping you settle in and start your stay as you mean to go on.
It means a great deal to us that so many guests return year after year, and we hope this will be the first of many visits for you too.

The Location
The Coach House enjoys a beautiful setting on the enchanting Shotley Peninsula, a peaceful corner of Suffolk countryside framed by the rivers Orwell and Stour. With quiet country lanes, rolling farmland and charming waterside villages, it is the perfect retreat for couples looking to relax and explore at a gentle pace.
Just across the lane is Alton Water, Suffolk’s largest reservoir, where an eight-mile circular trail offers wonderful walking and cycling right from your doorstep. With sweeping waterside views, picnic spots, and opportunities for sailing, windsurfing and birdwatching, it is ideal for a leisurely day outdoors.
A short drive takes you... to Constable Country and the Dedham Vale, the celebrated landscape that inspired John Constable. Explore picturesque villages such as Flatford and East Bergholt, stroll beside the River Stour, visit the historic mill, or enjoy a long lunch in a traditional country pub.
Closer to home, the peninsula is dotted with charming riverside villages including Woolverstone and Pin Mill, perfect for relaxed afternoons by the water or discovering an authentic Suffolk pub. For a memorable day out, Jimmy’s Farm & Wildlife Park offers rare breeds, exotic animals, woodland walks, and a wonderful café, deli and farm shop.
If the sea air calls, the much-loved coastal towns of Aldeburgh and Southwold are also within easy reach, ideal for seaside walks, fresh seafood and Suffolk’s timeless coastal charm.
