Award for this project. The design is the epitome of barnyard-chic with its exquisitely exposed beams, endless textures and spoonfuls of eclectic charm.
Making the most of reverse-style living, The Barn @ Manor Farm, has four delightful bedrooms on the ground floor which comfortably accommodate up to 8 guests. The magic still happens upstairs though, with a phenomenal, wrap-around open plan kitchen, dining and living space. Throughout the property, enormous windows make the most of the views over the surrounding farmlands, ensuring that you will be experiencing ‘tractor envy’ in no time at all. And if you want to head outside, you'll find two expansive first-floor balconies at each end of the barn, along with a private walled garden in the middle.
The Barn @ Manor Farm is wonderfully secluded yet has the best that Suffolk has to offer on its doorstep. Just a short drive from the delights of the Suffolk Coasts and Heaths Area of Outstanding Natural Beauty and the market towns of Saxmundham, Woodbridge and Framlingham, it truly has the best of both worlds.

In order to make the most of the stunning views, The Barn @ Manor Farm has been cleverly designed with a reverse living layout. The open plan living, dining and kitchen area covers the entire first floor and large floor to ceiling windows will make you wonder where the barn ends and the fields begin.

When it's time to unwind and chill, the living room is the ultimate destination! Featuring a spacious corner sofa, luxurious armchairs, and a cosy wood-burning stove, you will feel right at home. Tucked between the kitchen and living area lies the snug, a hidden treasure. Here, plush sofas sit snugly in front of a huge window offering breathtaking views of the fields. It's the ideal nook to grab a captivating book from the shelves and settle in for a snug read.
When it’s time to hit the hay, you will find four stunning bedrooms on the ground floor. Each bedroom is undeniably unique and full of character – making it a delightful challenge to pick a favourite. All rooms have luxurious linens and super king-sized zip and link beds. The beds are made up in the Scandi style with a single duvet per person, so there will be no nighttime tug-of-wars!
The ground floor also boasts two stunning bathrooms and one handy cloakroom. Soap and soak in the family-style bathroom's built-in bath, or refresh yourself in the spacious walk-in shower in the accessible shower room. For added practicality, a utility room equipped with top-of-the-line Miele appliances ensures you can effortlessly stay on top of any laundry.

Ground Floor
Entrance Hall
A large entrance hall provides plenty of space to store coats, bags and boots. The elevator is located in the middle of the hall next to the stair case.
Bedroom One
Gorgeous in green, bedroom one has a super king zip and link bed (set up as a super king unless requested otherwise), bedside tables, chest of drawers and a chair.
Bedroom Two
Decorated in a warming shade of terracotta, this dual aspect bedroom two offers twin beds (can be set up as a super king if requested), bedside tables, chest of drawers and a chair.
Bedroom Three
A haven of neutrals, bedroom three boasts twin beds, bedside tables, a wardrobe, armchair and handy desk with chair.
Bedroom Four
Beautifully decorated in a calming shade of blue, the room offers as super king-sized bed (can be set up as a twin if requested), bedside tables, wardrobe and chest of drawers.
Shower Room
Located close to bedrooms three and four the accessible shower room has a walk-in rain shower, WC, wash basin and heated towel rail.
Please note that bedrooms three, four and the shower room can be separated from the rest of the house by a sliding door thus allowing for additional privacy for sharing families.
Family Bathroom
Serving bedrooms one and two is the family style bathroom, boasting a built-in bath with shower over, WC, wash basin and heated towel rail.
Cloakroom
Sandwiched between bedrooms three and four is a handy cloakroom with WC and wash basin.
Utility Room
A super convenient space with a Miele washing machine and tumble dryer, loads of storage and a traditional clothes airer.
First Floor (accessed via the stairs or an elevator)
Kitchen & Dining
The elegant kitchen is located in the centre of the first floor and is well equipped for entertaining. Here you will find two ovens, an induction hob, fridge and separate freezer, and a dishwasher. There is also a Nespresso machine for those coffee lovers, kettle, toaster, microwave and ample storage for groceries.
There is a large oval dining table which can seat 10 guests comfortably.
Lounge
If you head to the opposite side of the first floor you will find the gorgeous living room. A large, squashy sofa and body-hugging armchairs invite you to sit back and relax. In cooler times, there is a roaring wood burner to light your fire, and in the summer months you can swing open the large glass doors and head out onto the sunny balcony. When it’s time for movie night, you will find a 55” flat screen TV inside the cabinets.
Snug
Probably our favourite spot in the house, the snug boasts the most beautiful views of the neighbouring fields. This is the perfect spot to enjoy a glass of wine, good book or even a board game with the gang. -
Garden
The Barn @ Manor Farm offers several outdoor spaces to enjoy, ensuring that there is truly space for everyone. Grill and chill in the walled garden, savour a fresh brew on the patio and toast sundowners on the balconies overlooking the endless fields. There is also a handy, lockable shed in the garden where guests can store bikes or enjoy a game of table tennis. -

There is off road parking for up to 4 cars on the gravel drive. A sloping path provides easy access to the barn. -

Please note that all beds are made up in the Scandinavian style of a single duvet per person rather than a double.
Due to unfenced ponds and a polished open staircase, The Barn @ Manor Farm is best suited to children over the age of 4/5.
Unfortunately, no pets are allowed at the property due to the grounds being unfenced and livestock on neighbouring properties.
The house has been specifically designed to accommodate guests who use wheelchairs. Sloping walkways connect the parking area, a lift provides access between floors and hard flooring is consistent throughout. Additionally, wide door frames ensure easy passage. However, there are thresholds into the bedrooms.
Please note this property has a non-refundable Damage Waiver fee included at the time of booking, with cover up to £500. -

Welcome to The Barn at Manor Farm.
The house was newly built and finished in December 2022 to replace an old agricultural barn. It is used by our family and friends, as well as paying guests, and we hope you find everything you need for a comfortable stay. Please treat it as you would your own home and enjoy the views.
